AREA PROFILE
Welcome to Carson City, the capital of Nevada. While approaching the 55,000 population mark, Carson
City still has the look and feel of a real hometown. This is a community where neighbors know neighbors,
and where the bleachers are full at the Friday night high school football games.
While enjoying dynamic growth, Carson City has managed to maintain it’s unique personality by blending
the new with the old. Carson City is a community rich in economics, culture, tourism, and educational
resources, and offers a blend of new development with tradition and history. A pleasant climate, growing
employment, a myriad of recreational opportunities, Nevada-style entertainment and a quality
community lifestyle all combine to make Carson City a great place to live, work and play!
CARSON CITY’S RICH HISTORY
Carson City was founded in 1858 by pioneer Abraham “Abe” Curry and takes its name from the nearby
Carson River; which was named for early frontiersman Kit Carson. Following organization of the Nevada
Territory in 1861, Carson City was designated as the territorial capital and the county seat of Ormsby
County.
In 1864 President Abraham Lincoln granted statehood to Nevada, and Carson City was selected as the state
capital. Founder Abe Curry saw the capital building erected on the site he had set aside for that purpose 13
years earlier. The capitol was built at a cost of approximately $168,000. The limestone walls were quarried
at the nearby state prison, and the building was estimated to weigh over 18 million pounds. The Capitol is
open to the public and a free history exhibit about the building is on the second floor.
Carson City became the seat of local, territorial, and state government, as well as growing into a thriving
center of commerce and industry following the discovery of silver at Virginia City. In 1870, the Virginia &
Truckee Short Line Railroad was completed from Virginia City to Carson City and transported rich silver ore
from the mines. Two years later the line was extended to Reno, where it connected with the
transcontinental Central Pacific Railway. The Nevada State Railroad Museum in Carson houses many
restored trains of the famous V&T Railroad.
In 1879 a branch of the United States Mint was established in Carson City to strike coins from the
Comstock Lode silver. Abraham Curry served as the mint’s first superintendent. The mint building now
stands as the Nevada State Museum.

NEVADA TAX ADVANTAGES
The requirements are simple, and the benefits can be quite impressive.
The main qualifier for this tax “hospitality” is to make Nevada your central place of residence. This does not mean you cannot do business or even have residences in other states, just that Nevada is the state in which you have the closest ties.
If you are residing in Nevada and become a Nevada resident, you will generally escape state income taxes, except for income that arises from sources within another state.
Even if you are required to “source” part of your income from a state that has an income tax, you may still enjoy a significant decrease in your overall tax burden.
Below are a few reasons why you should consider Nevada for your home and business:
• No personal income tax
• No corporate income tax
• No gross receipts tax
• No franchise tax
• No inventory tax
• No tax on issuance of corporate shares
• No requirements of shareholders and directors to live in Nevada
• No tax on sale or transfer of shares
• No succession or inheritance with IRS
• Simple annual requirements
• Protection for Directors and Officers
• No initial or minimum capital requirements
• Anonymity of owners-total privacy
• Low property taxes
• Business friendly environment
• Dynasty Trust Laws allow for wealth to be passed from generation to generation on a tax-advantaged environment

Coupled with its status as a land-grant institution, the University necessarily has a statewide mission and boasts programs and activities in all 17 counties of the state. It has more than 700 employees outside the Reno area, most of them in Las Vegas. It plays a critical role in the promotion of health throughout the state

THINGS TO DO
Carson City sits in the center of one of the most scenic and historic areas in the country, making it the perfect starting point for sightseeing. Carson City ranks among the smallest in the
United States, but you wouldn’t know it from all the action around town.
Rich historic offerings, endlessly entertaining casinos and world-class golf, draw visitors from around the
globe, as does Carson City’s prominent position on Nevada’s map. Carson City serves as the hub of the wagon wheel
for site-seers and adventure-seekers. From the Capitol building at the center of downtown, visitors are just a stone’s throw away from
Lake Tahoe to the west, Virginia City to the east, Reno to the north and Genoa to the south.
Skiers and snowboarders come to Carson City to stay warm, but are within a few minutes drive of several ski resorts. History buffs can take a break from the museums and working locomotives in Carson City and make their way to Virginia City to step back in time to a frontier mining mecca captured in its pristine state.
In addition to in-town fun, Carson City is the hub of the wagon wheel for day trips. Take in the beauty of Lake Tahoe, the hustle and bustle of Reno and the old west flavor of Virginia City each within a 35 minute drive!
You’ll find some habits are hard to break in the Old West. Horseback riding remains a popular activity for visitors and it’s easy to understand why. Guided tours through the Mt. Rose Wilderness take riders through aspen groves, meadows and pine forests complete with picturesque views of Mt. Rose.
Some say that the best views of Carson City are from the air. Hang gliding and hot air balloon rides are available throughout the year, weather permitting. Many of the hot air balloon tours include a complete champagne brunch after the flight. Mild spring temperatures offer the option of skiing one of Lake Tahoe’s premier ski resorts in the morning and hitting the golf course in the afternoon. Conveniently located 35-60 minutes from world-class skiing, Lake Tahoe boasts 15 alpine and nine cross-country resorts. Heavenly, Mt Rose, Diamond Peak, and Kirkwood are all within a short driving distance from Carson City.
In addition to exploring the fringes of Carson City, visitors can enjoy the town’s numerous parks and picnic grounds. Many of the parks
have lighted tennis courts, indoor and outdoor swimming pools, athletic fields and playgrounds.
Wilderness enthusiasts will find plenty of outdoors activities at nearby Spooner Lake and Washoe Lake State Park. Spooner Lake is located
approximately 15 miles from Carson City on U.S. Highway 28 and is recognized as one of the most diverse ecosystems in the area. A 1.75- mile dirt path encircles the lake and is marked by interpretive signs that explain the animal and plant life found at Spooner Lake.
An occasional sighting of bald eagles and osprey make the area popular with birdwatchers. Spooner Lake is also Nevada’s only catch and
release fishery.
WINTER RECREATION
The Reno / Lake Tahoe region has a wide variety of top cross-country skiing areas, downhill ski resorts, and
snow play areas. Sprinkled around the Lake Tahoe area, these winter sports areas are blessed with abundant
snow, excellent accommodations, and easy access from Reno, Sacramento, and the Bay Area. In addition to
downhill and cross-country skiing, winter sports opportunities include snowshoeing, sledding, snow tubing,
and snowmobiling.

biking, horseback riding, boating, water skiing, snowshoeing, ice-skating? Choose your favorite outdoor
activity and Nevada State Parks will provide a place for it. Nevada’s 23 state parks, recreation areas and
historic sites are stretched across terrains as diverse as alpine forests and bone-dry deserts. Among
them are natural lakes and man-made reservoirs, such as world-famous, 22 mile long Lake Tahoe or
the much smaller Echo Canyon and its 35-acre reservoir.
Other parks provide glimpses into the past. Valley of Fire is one of the state’s oldest, with 3,000-yearold petroglyphs carved in sandstone and breathtaking views of the maroon-colored rock formations created during the age of the dinosaurs. Mormon Station in Genoa and the Old Las Vegas Mormon Fort
feature replicas of 19th-century fortifications and visitor centers explaining regional history.
Many campgrounds and RV facilities are open all year, depending on the weather. You can even stay in
a yurt at Cave Lake State Park near Ely. Trailheads are well marked, and facilities at many parks include
RV dump stations, showers and day use facilities for groups. For more information on Off-highway

Miranda is very knowledgeable about the housing market in Reno and was always available to see houses on short notice, which was essential when practically every home was under contract less than a week after being listed. We saw numerous houses, and she was very patient and willing to see as many houses as I wanted so that I would feel comfortable about making an offer. We cannot say enough good things about Miranda. She was proactive and responsive to our needs. We found the perfect house and wanted to move quickly with our offer. She happened to be in Mexico at the time on vacation and got the offer done from her hotel. Our offer was accepted and Miranda kept us apprised as our escrow went through the process, getting us in a week early.
In all my dealings with Miranda through the Escrow experience, I find she is prepared and willing to go above and beyond with her clients in whatever crisis arises! I cannot think of anyone else I would recommend to buyers or sellers. She has also helped my husband and I find a home here in Nevada.

We were referred to Vaulet Group by a friend and fellow Real Estate Agent who was out of state. We needed a home in a hurry, and this group delivered.
