CAM FEE: $.31 PER SF, which includes building repairs, property insurance, property taxes, snow removal, irrigation, lot lighting, pavement/asphalt repairs, and trash. Tenants are billed individually for water with their monthly rent/CAM invoices to keep these costs out of the shared expenses. This fee adjusts annually. Real property taxes noted in in Item 77 are for the entire structure. Two fully separate bathrooms. One in the reception area and one in the office staff area. The $1.75 per square foot lease amount plus CAM FEE. Lease at this rate does not include a tenant improvement allowance. This is negotiable.
